A home inspection is a visual, non-invasive evaluation of the condition of a home, from the roof and exterior, interior, and down to the foundation. Typically, a home inspection is associated with the sale/purchase of a home helping buyers, sellers & homeowners understand the current state of a home and identify any potential issues that may require attention.
A typical single family home (SFH) inspection takes between 2-4 hours. The major determining factor is the size of the house. Therefore, the greater the square footage of the home, the more time it takes to professionally evaluate a home’s condition. Other factors, such as the home’s age, its existing condition, the type of foundation & the weather can all impact the time necessary to complete an inspection. Condominiums take the least amount of time since the exteriors are normally maintained by an association and thus not typically part of a condo inspection. Townhomes due to their smaller exterior footprint typically take less time than a single-family home inspection.
Clients and their agents are always welcome to attend an inspection, and in fact, we encourage it! However, neither the buyer nor their Realtor is required to attend.
Some Clients choose attend the entire inspection. However, many Clients prefer to show up the last 30-45 minutes to review the findings of the inspection and learn about your new home. At Trinity River Home Inspections, we believe this is quality time with our Clients. Our Professional Inspector will review the inspection findings and go over common maintenance items such as: How to turn off the water main; How to reset a GFCI in the bathroom or kitchen; and how to winterize an exterior faucet.
Most of the homes we inspect are on the Centralized Showing Service (CSS). Trinity River Home Inspections is a member of the Greater Fort Worth Realtor Association, which provides property access information (Supra key or combo) and can notify the seller and listing agent, as needed. If there are other security protocols, we handle these access details with the buyer’s agent or listing , directly.

After scheduling your inspection, you will receive an email and/or text message confirming your inspection. This confirmation will prompt you to review and sign the Authorization Agreement and direct you to the secure payment portal. The Authorization Agreement must be signed and payment received prior to any inspection report release. To avoid delays, we ask you to review and sign the Authorization Agreement and follow the payment steps when you receive the email/text confirmation.
Trinity River Home Inspections offers no fee payment options including: ACH bank transfer, and digital banking services such as Venmo or Zelle. We also offer payment by Credit or Debit Card. However, payments processed via Credit or Debit Card will incur an additional processing/technology fee of 3.25%. We utilize the same payment processing platform as your local financial institution via our merchant processor, Stripe. Stripe secures your card information and handles the processing directly. As a matter of policy and for your protection, we do not capture or store any client payment information on our company servers.
If you plan to attend the inspection, we will accept Cash or a Personal Check ONLY WITH ADVANCE NOTICE. You must contact the office staff (703-201-1294; admin@trinityriverinspections.com) and make arrangements prior to the inspection date.
Most of our Clients order the basic Home Inspection associated with their property type and often couple this with other services such as an Irrigation (Sprinkler) System, Pool and Spa, or Barn and Outbuilding Inspection(s).
Please remember, in most cases, this home purchase Is the largest investment you will make. Your buyer’s contingency period allows you this unique window of opportunity to better understand the home and property you are about to purchase. Utilizing this opportunity provides greater understanding, confirmation, and awareness of the home’s current condition prior to closing. We strongly recommend you discuss the inspection service options with your Realtor to insure you request all elements you wish to be inspected.
Yes. Once an inspection has been booked, an email and/or text message will be sent to the email addresses and phone numbers provided during the scheduling process. This will include the Client as well as the Client’s Realtor, if that information was provided at scheduling.
Once your inspection has been booked and confirmed, you will receive an email and/or text message providing you a “Sign & Pay” button that will direct you to your Client portal. Once on the portal you will see option to sign the Inspection Authorization Agreement. Once selected, the document will appear for your review and signing via a digital signing program which can be done via your mobile device, tablet, or PC. Once signed, the completed document will be accessible via your Client portal. This Inspection Authorization Agreement must be signed, along with payment received, prior to the release of the inspection report.
Once the inspector has published your inspection, you will receive an email and/or text message notifying you that your inspection report is ready for your review. The email will provide a link to your Client Portal where the report will be easily accessible. If when you arrive on the Client Portal and find your report is not accessible, the system has your report on hold until the Inspection Authorization Agreement is signed and/or full payment is received. Our Clients will receive their inspection report the same day, or it’s FREE.
Trinity River Home Inspections’ Clients and their Realtors love our easy-to-read inspection reports. These reports are segmented/grouped by areas within the home (i.e., Roof, Foundation, Exterior, Plumbing, etc.).
The inspection report is loaded with pictures right next to the identified comment. The detail of the inspection report identifies the issue found, location in the home, the recommended action (monitor, fix or repair, etc.) and what type of professional should perform the repair noted as a deficiency, if necessary.
Absolutely! Infrared camera use is the standard for every inspection performed by Trinity River Home Inspections. Our inspectors use infrared technology to detect potential issues that are not visible to the naked eye. This state-of-the-art technology is especially effective in spotting active water leaks, gaps in insulation, and mechanical failures, and other hidden concerns. It’s important to understand that infrared scanning targets specific areas and does not provide full coverage of all surfaces in the residence.
