Pool & Spa
Inspection
Trinity River Home Inspections can professionally inspect your new home’s pool or spa. We inspect swimming pools, its’ mechanical operation, pool equipment (pumps, blowers, filters, heaters), check for above-ground plumbing leaks, electrical, GCFI safety outlets, electrical sub panels and pool lights, standard safety requirements (fences and gates), the pool itself & the surrounding deck if applicable.
Irrigation (Sprinkler) System Inspection
Many Texas homes have landscape sprinkler systems to irrigate and water the lawn. The irrigation system controller and moisture sensor will be inspected, and each sprinkler zone will be operated. Broken or damaged sprinkler heads, bubblers, bed sprayers and leaks found will be noted. The backflow valve will be visually inspected for damage. Any outstanding issues or problems found during the Sprinkler Systems Inspection will be documented with photos and descriptions in your Inspection report.
Repair Verification Inspection (Re-Inspect)
A Repair Certification Inspection (Re-Inspect) is conducted to verify that specific repairs or corrections have been properly completed after an initial inspection. It ensures that the work meets safety standards, building codes, and quality expectations. This type of inspection provides written confirmation for homeowners, buyers, sellers, or lenders that the issues have been resolved, offering peace of mind and documented proof of compliance.
Speciality Inspections
Pre-Pour Foundation Inspection
If you are under contract for a new build, a Pre-Pour Foundation Inspection should be conducted before your concrete is poured. The main reason for a Pre-Pour Foundation Inspection is to ensure that the work done on your home’s foundation was done in a professional manner and before some of the vital in-slab components are completely covered by concrete.
In this inspection, we are inspecting such items as the sizing, spacing, and support of the foundation’s form work, bracing capabilities, the rebar’s sizing, spacing and support; proper depth of foundation and footers; post tension cable installation adherence to common manufacturer installation guidelines, inspect the exposed plumbing rough-ins for questionable or problematic installations or configurations.
MAJOR SYSTEMS
Trinity River Home Inspection, we are often called upon to help investors, quality home “flippers” and clients working in competitive markets to make quick, educated decisions on a home. Typically, these types of inspections are requested prior to contract ratification with the focus solely on the 8 major systems of a home, such as the Roof, Exterior, Plumbing, Electrical, HVAC & the Foundation. As a result, the inspection report will be limited to these 8 systems. These types of inspections are discounted and normally take about an hour on-site. Barn and Outbuilding Inspection
At Trinity River Home Inspection, we can inspect almost any type of outbuildings, including detached garages, storage sheds, workshops, apartments or In-law suites that are on or adjacent to the home we are inspecting. Our team has even inspected heated dog kennels, hunting blinds and children’s playhouses. Since we base all of our inspections on square footage, we ask you to estimate the size of these adjacent structures. If you do not have this information, please contact our office so our friendly staff can help you determine what buildings you want inspected.
All too often, we find that outbuildings have been neglected, or maintained sparingly, and require of repair. And while you do not live in a barn, you should know the condition of the outbuilding and what repairs are required or recommended
New Construction
Pre-Drywall/Framing Inspection
A New Construction Pre-Drywall Inspection is conducted after the framing, plumbing, electrical, HVAC, and insulation are installed, but before drywall is put up. This inspection allows for a thorough check of the home’s internal systems and structural components to ensure they meet building codes and construction standards. Addressing any issues at this stage helps avoid hidden problems, ensures proper installation, and supports the long-term quality and safety of the home.
Final Walk-Through Inspection
After the home has been completed, but before settlement, the Final Walk-Through Inspection is a tremendous tool to identify any construction issues, problems or unfinished items that should have been completed before the home is delivered. This is also known as the “Blue Tape” inspection. Aside from our thorough inspection report, the client (and sometimes with the builder) walks through the home applying blue tape to identify/mark particular visual and cosmetic issues.
